Summer 2019 is Right Around the Corner! Time to Jump-in to Your New Custom Built Swimming Pool!3/29/2019 As everything turns green and the flowers are beginning to bloom, we receive a flood of calls each year asking how long is takes to construct a custom pool project. The variable to the time frame is mostly with the time period to finalize your design, and if your within city limits the amount of time it takes to receive the needed permit.
Typically all of those details can be accomplished within a couple of weeks time. If you are going to seek a loan for your swimming pool construction project that process can also take some time, typically 30 to 45 days, depending on the method of financing. Once all of the planning and preparation is completed, the average completion time for your project will be about 6 weeks from the date that digging begins. Of course, we are at the mercy of the weather which can cause delays if we receive any substantial rain during the construction process. Our goal is to bring your vision to life and to have you swimming and enjoying your new custom swimming pool as quickly as possible, while carefully tending to every detail to ensure your enjoyment of your new beautiful backyard for many years to come! Making the decision to custom build a swimming pool in your backyard is very exciting! Many of our customers can already envision their children laughing and splashing in the water, their friends and family sitting around with cold beverages and BBQ's with the swimming pool being the main centerpiece. But building a pool is a major construction project. This article will help you understand what's really happening during the process and keep the vision of the finished product at top of mind while we do all the heavy lifting.
The first step is a lot of fun and that's designing your swimming pool! Our highly skilled and qualified designer will sit down with you to decide what type of pool you would like. We will take into consideration what your needs are and what will be suitable for your yard. You will choose things such as the pool's shape, the color, and the different materials that will be used. Before any excavation begins we will completely mark the layout of your new pool in your backyard. This layout will show where your pool area will be, where the deck area will be, and where the location of the pool equipment will be. This will all be based on the custom design you have chosen. After you approve the layout, building will begin! The next step is the grading and excavation. The excavating equipment will be brought in and the digging will begin. It usually takes the better part of the day to dig the pool area and remove the soil. If there are any rock issues to contend with, it may take longer than one day. To protect the pool from ground movement, steel is brought in next. Steel-reinforcing rods called rebar are placed inside the pool area. These will run along the bottom, up the sides, and around the perimeter. After that is done, the plumbing and electrical can be completed. The plumbing crew will install the piping to circulate and purify your swimming pool as well as operate water features. The electrician will hook up to your homes main electricity service and connect all of the pool equipment. A concrete mixture called gunite is then applied. The gunite is applied with high pressure sprayed from a large hose so it can bond tightly around the rebar steel. This reinforces the steel and gives it tremendous strength. The swimming pool tile is installed next. The tile is installed on the inner top edge which is where the waterline in the pool will be once filled. The coping, which is the trim on the top of the edge, of the pool is also installed around the perimeter of the pool at this time. Tile and coping are available in a wide variety of colors, designs, and textures. You will have chosen these when you were designing your pool. The decking patio will be installed around the pool after the tile and coping are complete. This is an important part of the design as it frames and accents the pool. The pool equipment will then be installed on a concrete pad and be completely set up to run once everything is completed and the pool is filled with water. The pools interior will then be covered with a strong, waterproof finish of plaster or designer surfacing that will seal the pool and provide the finishing touches. There will be different colors available that will affect the color of the pools water when reflecting the sun. As soon as the finishing surface is completed the water will begin to fill your new pool! After that, your pool is finished! All it needs is some patio furniture, and voila! Your vision and back yard oasis has finally arrived! Burleson Custom Pool Builders 5616 Grand Ranch Dr. Joshua, TX 76058 817-921-3504 ![]() Modern pool and spa control systems have gotten pretty high tech. The good news is the systems are very dependable and easy to use. You can control virtually every function of your pool or spa from an easy to use water proof remote and even from your smartphone with some systems. Imagine turning things on or off like the water features, lights, pumps, heater temperature, schedule filter pumps, pool and yard lights, or any other feature directly from a wireless remote while relaxing pool side or even from inside the house. Once everything is setup during installation it is very easy to use and even the tech challenged will be able to use it just about as simple as a microwave or TV remote. Basic mechanical timers and switches are still used in many applications for today's swimming pool installations. The automatic digital control systems are very convenient, but it is an added cost to your overall pool design. We discuss this with our clients during the design consultation and help them decide if the convenience and cool factor is worth the added cost. There are several specialized lenders that only deal in swimming pools and home improvement projects in general. There are also numerous local banks in the Dallas Fort Worth area that offer options as well. Many financing options do not require a new appraisal of your home or any other significant costs. There are typically two scenarios for financing consideration. The first is you have good equity in your home comparing the current market value of your home and what is owed on the outstanding mortgage. The other scenario is you haven't lived in your home very long or maybe you have completed a cash out refinance of some sort in the past and you currently have very little equity in your home. If you have very little equity in your home that is ok, there are options! The specialized lenders have all kinds of programs for those with an existing mortgage. They will even consider circumstances where you currently already have a first and second mortgage. They also work with credit situations where credit scores are not the strong point of the application. It's amazing how creative these specialized lenders can be with fitting you into a swimming pool finance loan. If you have equity in your home and a good to great credit report than local banks are very accommodating for options to finance your new swimming pool. Financing options for local banks may include a personal loan, refinancing your existing mortgage with the improvement being included in the mortgage balance, second mortgages, and even home equity line of credit.
